
Bolton Council have now validated Watson Home’s comprehensive regeneration application at Church Wharf, Bolton.
The proposed development represents a transformative opportunity to bring forward a high-quality, mixed-use scheme that will breathe new life into this derelict town centre site. The application seeks planning permission for new homes, a hotel, commercial and retail uses, alongside public realm enhancements, new landscaping, improved highway infrastructure and critical flood mitigation and remediation works. While submitted as a hybrid application, the majority of the proposals are included in detail.

The proposals have been shaped by substantive engagement with Council, statutory consultees and the wider community over the years. This collaborative approach has helped ensure a robust response to the site’s various constraints being in a river valley, previously developed land and in the setting of a Listed Building and Conservation Area while supporting a deliverable, design-led vision for the area.
