This webpage has been set up to inform the public and local stakeholders about the proposed residential development of land bounded by Parkgate Road, Townfield Lane, Mollington Golf Club and Mollington Grange, Mollington, Chester, and to provide an opportunity to share feedback on the proposals.
Mollington Golf Club permanently closed on 31 May 2016. Since its closure, the former golf course has remained vacant. However, the site has also experienced instances of anti-social behaviour and is not currently providing a formal or managed community use. The Council is presently looking at adopting a new Local Plan to respond to significant increase in housing targets handed down by Government, and the location of the former golf course on the edge of Chester means it is vulnerable to a large-scale housing development.
The applicant, Mollington Land Management Ltd, wishes to protect the majority of the land, with a housing development located towards Parkgate Road.
The majority of the former golf course land (around 95%) will be retained as a nature reserve, in the form of a habitat bank brought forward by Green Earth. The remaining 5% of the golf course land would be developed to provide a small-scale housing development, similar to the scheme previously granted in 2022.
On land bounded by Parkgate Road, Mollington Grange, The Elms Farmhouse and the former Mollington Golf Course, a larger residential development is proposed. The development would provide a mix of market and affordable housing, with 45% of the homes proposed as affordable housing. The proposals would also provide new areas of public open space and a children’s play area for the local community.
The proposals have been designed to respond positively to local needs. The development would provide a range of housing, including for first-time buyers, families wanting more space and older people wishing to downsize. The development will include bungalows. The scheme will generate investment in local infrastructure and services, helping them to stay sustainable and increasing the chances that new services might become available in the future.
The nature reserve will be publicly accessible, with permissive pathways retained and linking with the wider public footpath network.
Overall, the proposals seek to deliver a high-quality residential development that responds to identified local housing needs, provides a significant proportion of affordable housing, improves access to public open space and play provision, and brings a currently vacant and unmanaged area of land into a more positive and beneficial use.
The application will be in outline form, meaning the finer details will come later in an application for Reserved Matters. The outline application looks to establish the principle of the development.
