NEW SPECULATIVE UNIT GIVEN THE GO AHEAD AT APPLETON THORN

Plans have been approved to transform the only remaining vacant plot at Appleton Thorn Industrial Estate in Warrington.  P4 Planning has secured full planning approval on behalf of an industrial fund for a new 4,678 sq m speculative warehouse.

The 1.8 ha site sits to the northern edge of Warrington South Distribution Park, which is located within the wider Appleton Thorn Industrial Estate and has been vacant for several years. The planning approval paves the way for its redevelopment with the construction of a new warehouse with office space, landscaping and associated works

The scheme is in line with Warrington’s Draft Local Plan which promotes an ambitious level of growth for the town, creating new job opportunities and further enhancing the opportunities at what is an already established and successful employment location.

Says Charlotte Fowler, Associate at P4: “The vision for this scheme is to deliver a sustainable development on what is the only remaining vacant plot at the distribution park.  It is already a preferred location for industrial and distribution users and approval of the application ensures our client can help realise its full potential by welcoming a new occupier to the site.”

AEW Architects provided designs for the scheme with DTPC providing transport advice and FPCR input on ecology.  Gardiner & Theobold is project manager.
